What a US waterproofing warranty can and cannot do

A US waterproofing warranty is a limited contract promise. It is not a guarantee that a building will never leak. It should be reviewed together with the project specifications, local code requirements, manufacturer instructions, field quality-control records and the owner’s maintenance obligations. In practical terms, the warranty can state who responds to a covered leak, how long the remedy lasts, what notice is required and whether labor, materials or both are included. There is no single national warranty standard

The United States does not have one universal waterproofing warranty form for every basement, plaza deck, balcony, roof interface or wet area. Building codes set minimum construction requirements. ASTM standards describe test methods, guides and performance attributes. Trade organizations publish technical guidance. Contracts allocate responsibility among the owner, designer, general contractor, waterproofing subcontractor and manufacturer. Warranty rights may also be affected by state law, consumer protection rules and project-specific contract language.

As a result, the phrase waterproofing warranty can mean very different things from one project to another. It may refer to a manufacturer’s limited material warranty, a contractor workmanship warranty, a system warranty, a special warranty required by the specifications or a new-home builder warranty. Commercial projects usually depend heavily on negotiated contract documents. Match the warranty to the waterproofing condition

Waterproofing is not a single trade condition. Below-grade walls, horizontal decks, roof-to-wall transitions and interior wet areas fail for different reasons. The warranty should reflect those differences.

The code baseline is separate from warranty coverage

For below-grade construction, the International Building Code has long treated dampproofing and waterproofing as different levels of protection. ASTM testing and documentation strengthen the warranty record

From a warranty standpoint, the useful takeaway is not simply to name ASTM standards.
